Lending process

How a secured business loan comes together

Seven steps from first question to funds, built around one thing: knowing how the loan will be repaid.

  1. 1

    1. The 60-second enquiry

Tell us the amount, the purpose, the property you can offer, roughly what it is worth, what is owed on it, your exit plan and how soon you need the money. No credit check when you first enquire.

  2. 2

    2. A specialist calls you

We talk through the deal: why the funds are needed, the date that matters and how the loan will be repaid. Most of the structuring happens in this conversation.

  3. 3

    3. Indicative terms

If the deal fits, you receive indicative terms setting out the amount, the security position (first mortgage, second mortgage or caveat), the term and every cost. Interest can be prepaid or added to the loan.

  4. 4

    4. Property assessment, not a formal valuation

We assess the security from market evidence, title searches and photos. No valuation is needed before approval, which removes one of the slowest steps in property lending.

  5. 5

    5. Documents and signing

Loan documents go to you and, where required, your solicitor for independent advice. For a second mortgage, the first mortgagee may need to be told or consent.

  6. 6

    6. Settlement and funds

The mortgage or caveat is lodged, funds are released to you, a vendor, the ATO or a lender being repaid. On straightforward deals this can happen in as little as 24 hours from signed documents.

  7. 7

    7. Exit

The sale, refinance or incoming payment repays the loan. If the exit takes longer than planned, talk to us early: the loan is flexible and can stay in place.

What speeds things up

  • An accurate form. Property address, approximate value, current mortgage balance and the exit plan are the four details that shape every deal.
  • A clear exit. A signed sale contract, a refinance pre-approval or a known payment date makes the decision simple.
  • A responsive solicitor. Most delays happen between documents going out and coming back signed.
  • Current statements. A recent statement for any existing mortgage and the latest council rates notice answer most security questions at once.

Common questions

How long does the whole process take?

It depends on how quickly documents come back and whether other parties, such as a first mortgagee or a vendor's solicitor, are involved. Simple caveat loans can fund in as little as 24 hours from signed documents. Larger first mortgages and refinances usually take a few business days.

Do I need a formal valuation?

No valuation is needed before approval. We assess the property from sales evidence, title information and photos, which keeps both cost and time down.

Do I need a solicitor?

Most secured loans require you to sign documents and many require independent legal advice. A solicitor or conveyancer who can respond quickly is one of the best ways to keep a tight settlement on track.

Will my enquiry go to other lenders?

No. Your details stay with one team that works the deal through. We do not sell leads or spray enquiries across a panel.

One short enquiry. No credit check when you first enquire, a specialist reading it, and your details kept with one team rather than shopped around.
