Numbers look workable? Get them checked by a specialist
A calculator gives you a starting point. A 60-second enquiry gets a real person to test it against the property, the purpose and the exit. No credit check when you first enquire.
Why LVR is the first number a secured lender looks at
A property-secured loan is only as strong as the gap between what the property is worth and what is owed against it. That gap is the lender's safety margin if a sale ever has to repay the debt. Loan-to-value ratio expresses it as a single figure: total secured debt divided by value. The lower the LVR, the more comfortable everyone is, and the more flexible the terms tend to be.
For a business owner, LVR answers a practical question before any paperwork: is there enough equity to do this deal? If the combined figure comes out well inside your target, the conversation moves to the purpose and the exit. If it sits right on the line, the structure may need a second property, a smaller amount or a different security position.
First mortgage, second mortgage or caveat
Where you sit on the title changes how LVR is read. With a first mortgage, the new loan usually repays the existing one, so only the new amount counts. With a second mortgage or a caveat loan, the bank loan stays in place and the lender adds both together. That is why the calculator asks for your existing balance: it is the single biggest driver of how much a second-position loan can be.
Remember the costs that grow the loan
Interest can be prepaid or added to the loan. If it is added, the balance rises over the term, so the LVR on the last day is higher than on the first. Put your estimated capitalised interest and fees into the costs field to see the end-of-term figure. If that number worries you, prepaying some interest from the advance, or shortening the term, brings it back down. The bridging cost estimator helps you total those costs.
Turning the result into a decision
LVR is a starting point, not an approval. Property type, location, the security position and the strength of your exit all shape the final answer. No valuation is needed before approval, so a specialist can test your figures against market evidence quickly. Start a 60-second enquiry with your property value, mortgage balance and exit plan. There is no credit check when you first enquire, your details are not shopped around, and accurate numbers mean the first call is a useful one.
Questions about this tool
How is LVR calculated for a second mortgage?
Add the first mortgage balance (or its limit, if it can be redrawn) to the proposed second mortgage, then divide by the property value. Lenders look at the combined figure because the second mortgage is only repaid after the first.
What LVR do short-term secured lenders allow?
It varies with the property type, location, security position and exit. Residential property in a metropolitan area usually supports a higher LVR than vacant land or specialised commercial property. Use the target LVR selector to test a few scenarios.
Which property value should I enter?
Use a realistic figure based on recent comparable sales, not the best price you hope for. No valuation is needed before approval, but the lender will form its own view from market evidence, so a sensible number gives you a sensible answer.
Do capitalised interest and fees count towards LVR?
Yes, if they are added to the loan. A loan with capitalised interest grows over the term, so the LVR at the end is higher than at settlement. Enter them in the costs field to see the end-of-term figure.
Can I use more than one property?
Yes. Adding a second property can lift the total security and lower the overall LVR. The calculator lets you include one extra property and its debt.
