Numbers look workable? Get them checked by a specialist
A calculator gives you a starting point. A 60-second enquiry gets a real person to test it against the property, the purpose and the exit. No credit check when you first enquire.
Why total cost beats any headline number
Short-term secured loans are used for weeks or months, not decades, so the question that matters is simple: how many dollars will this deal cost from start to finish, and will the exit cover everything? Headline numbers hide the answer. Fees, legal costs and the way interest is handled can change the real cost of two similar-looking offers by thousands of dollars. This estimator adds every cost you enter and shows the result three ways: total cost, the cash that actually reaches you, and the balance you must repay on the last day.
Prepaid, capitalised or monthly: what changes
- Capitalised. Interest is added to the loan each month. You keep the full advance for the business, there is nothing to pay during the term, and the peak debt is highest.
- Prepaid. Interest for the term is deducted at settlement. The cash you receive is smaller, but the amount owed at exit is lower and there are no monthly payments.
- Monthly. You pay interest as you go. Peak debt stays close to the original loan, but the business needs the cash flow to meet each payment.
Interest can be prepaid or added to the loan for most of the structures on this site, which is why many borrowers choose not to pay anything during the term at all. Choose the option that suits your cash flow, then check the exit still covers the peak debt.
Stress-test the exit
The figure that matters most is the last line: what is left after repaying. If it is thin, extend the term by a couple of months in the calculator to see the effect of a delayed sale or refinance. Loans are flexible and can stay in place longer if needed, but planning for a delay from the start is what keeps a bridging loan comfortable. The exit strategy timeline helps you set a realistic term, and our guide to bridging loans explains the structures in depth.
Getting real numbers
Every loan is priced on the property, the security position, the term and the exit, so a quote for your deal beats any estimate. Start a 60-second enquiry and a specialist will send indicative terms you can drop straight into this calculator. There is no credit check when you first enquire and your details stay with one team.
Questions about this tool
Why doesn't this calculator ask for an interest rate?
Because every secured loan is priced individually, and a default rate would mislead you. Enter the monthly interest cost you have actually been quoted, or your best estimate, and the calculator does the totals.
What is the difference between prepaid and capitalised interest?
Prepaid interest is taken from the advance at settlement, so you receive less cash but owe no monthly payments. Capitalised interest is added to the balance as it accrues, so you receive more cash but owe more at the end. Both are repaid from the exit.
What is peak debt?
The highest amount owed during the loan, usually on the last day of the term once capitalised interest and fees have been added. Your exit has to cover it in full.
What should I include in other costs?
Legal costs for preparing and registering the mortgage or caveat, discharge costs at the end, title searches and any broker or valuation-related charges. Your indicative terms list them.
How do I compare two offers?
Run each offer through the calculator with the same term and exit. Compare the total cost and the cash left at exit rather than any single headline number.
