Secured loan settlement checklist
Tick off what you already have. The score shows how ready you are to move from approval to funds, and what to chase next.
Numbers look workable? Get them checked by a specialist
A calculator gives you a starting point. A 60-second enquiry gets a real person to test it against the property, the purpose and the exit. No credit check when you first enquire.
Why preparation decides the timeline
On a property-secured loan, the decision itself can be quick. No valuation is needed before approval, and a clear exit makes the credit call simple. What usually separates a loan that funds in as little as 24 hours from one that takes a fortnight is paperwork: a missing rates notice, a guarantor who has not seen a solicitor, a payout figure nobody requested. This checklist covers the items that come up on almost every deal.
The four groups, explained
- You and the business. Identification for everyone signing, plus the entity details. If a trust borrows or provides security, the trust deed is needed.
- The property. Owner names must match the title exactly. The rates notice and mortgage statements answer most questions about value and existing debt.
- The exit. Evidence of how the loan will be repaid. The stronger the evidence, the smoother the approval. Map it with the exit strategy timeline.
- Settlement mechanics. The legal steps: a solicitor to act for you, advice for guarantors, any first mortgagee consent and the payout figures for debts being cleared.
Second mortgages and caveats need one extra step
If your loan will sit behind an existing mortgage, check whether the first mortgage requires consent before another mortgage is registered. Where consent will take time, a caveat loan can be faster, and a caveat can later be converted to a registered second mortgage. Read more in our second mortgage guide.
Ready when you are
You do not need any of this to make an enquiry. Start a 60-second enquiry and a specialist will tell you exactly which items your deal needs. There is no credit check when you first enquire, your details are not shopped around, and accurate answers mean we can line up the paperwork correctly from day one.
Questions about this tool
Do I need all of these before I enquire?
No. The enquiry takes about 60 seconds and needs no documents. This list is for the stage after you accept indicative terms, when having everything ready is what makes fast funding possible.
Why does the lender need my mortgage statement?
It confirms what is owed on the property, which sets the LVR and, for a second mortgage or caveat, how much room is left. For a first mortgage refinance it gives the payout figure.
What slows settlement down most often?
Signed documents coming back late, a guarantor who has not arranged independent legal advice, and waiting for a first mortgagee's consent or payout figure. Starting those early saves days.
Do I need a valuation report?
No valuation is needed before approval. The property is assessed from market evidence, title searches and photos.
